Bangkok Mixed-Use Developments: What Everyday Residents Need to Understand

Bangkok commercial real estate is shifting toward mixed-use mega-projects, with ten world-class developments in the CBD adding 911,000 square metres of Grade A office space and 534,000 square metres of retail by 2027.
The timing matters because several large schemes reached visible milestones in 2024 and 2025, altering daily routes and future choices for shopping, work and housing in central districts. Residents who commute through Silom, Lumpini or Bang Na will encounter new buildings and changed traffic patterns sooner than later.
Projects already changing specific neighbourhoods
One Bangkok, a 3.9-billion-dollar scheme, opened select public areas in October 2024 and will finish in 2027 with five office towers, five luxury hotels and three residential buildings. Dusit Central Park, a 46-billion-baht project on Silom Road, opened its hotel in September 2024 and will add offices plus a shopping mall in mid-2025. The Mall Group’s 50-billion-baht Bangkok Mall at the Bang Na intersection covers 1.2 million square metres; Phase 2 construction is under way, the 18,000-seat Bangkok Arena is due in 2028 and the full site opens by 2031.
Central Pattana separately announced a 3.5-billion-dollar, five-year programme to create a new CBD and expand mixed-use sites across the city. These four named schemes alone account for a large share of the total new space tracked by market reports.
Practical effects for daily life
The added retail and leisure space will give residents more local options for shopping and events without travelling to older centres. At the same time, the concentration of new Grade A offices may draw more workers into already busy corridors such as Rama IV and Silom, affecting peak-hour transport. People looking for apartments should note that three residential towers at One Bangkok will enter the market by 2027.
Residents can track opening dates on developer websites and city planning notices to plan visits or adjust commute routes once the mid-2025 Dusit Central Park retail component and the 2028 Bangkok Arena come online.
