Bangkok Approves 45-Storey Tower Adding 85,000 Sqm Near Silom
The Bangkok Metropolitan Administration cleared a 45-storey mixed-use tower on Naradhiwas Rajanagarindra Road on July 7, adding 85,000 square metres of office and residential space steps from Silom.
How we reported this
The Bangkok Metropolitan Administration issued final planning consent on July 7 for a THB 12 billion mixed-use tower on Naradhiwas Rajanagarindra Road, 300 metres from the Silom BTS interchange.
The decision arrives while average asking prices across central Bangkok sit at THB 120,000 per square metre, with Sukhumvit and Silom corridors recording the steepest gains this year amid steady foreign buyer interest capped at 49 per cent ownership per building.
Site links to existing corridors
The 1.8-rai plot lies between the Silom financial strip and the northern edge of Lumphini Park, where planners have required new pedestrian bridges linking directly to the park’s existing skywalk network. The project will also feed into upgraded bus lanes along Naradhiwas that already serve commuters from Ari and On Nut stations during peak hours.
Local traffic data from the Bangkok Metropolitan Administration shows peak-hour volumes on Naradhiwas Rajanagarindra Road reached 4,200 vehicles per hour in the first quarter of 2026, prompting the authority to condition approval on an additional 400 underground parking bays and a dedicated shuttle stop for the park-and-ride scheme.
Prices and timelines
Developers have scheduled sales launches for the 320 residential units in the first quarter of 2027, with indicative prices starting at THB 185,000 per square metre for upper-floor units overlooking the park. Construction is slated to begin in March 2027 and reach completion by late 2029, according to the approved timeline filed with the agency.
Buyers should register interest with licensed agents before the end of this year to secure early-bird allocations and review the foreign ownership quota calculations that the building’s juristic person will apply once strata titles are issued.
